What will affect the price?

Before we look at the figures, it’s worth noting that there are many factors that will affect the cost of your project. Some of those, include:

  • How many storeys you’re planning
  • The quality of the build (ranging from budget to luxury)
  • How much additional support you’ll need – or how much you can take on yourself
  • The simplicity of the extension, for example, the price will rise if it contains a kitchen or bathroom

Price per metre squared

In short, your extension could cost you anywhere between £1,000 to £4,000 per metre squared (excluding VAT) – and that’s just for the shell only, not the furnishings and fittings. This price range will differ depending on whether you’re wanting to build a budget extension or are considering a more luxurious finish.

Single and double-storey extensions

On average, you can build the shell of a 30 metre squared single-storey extension for around £35,000-£50,000. 

If you’re exploring the idea of building a 30 metre squared double-storey extension, then the general rule is to add at least 50 per cent to the price you would pay for the single-storey extension. So, you’d be budgeting nearer £55,000 minimum, and again, that’s for a budget shell.

Additional costs to consider

In addition to the actual build, you need to remember that there are other costs that must be considered. Those include:

  • Architect fees
  • Structural engineer
  • Surveys
  • Planning permission (if required)
  • Building regulations
  • A party wall agreement (if needed)
  • Pre-groundwork jobs, including digging out the foundations
  • Working around or correctly moving protected trees
  • The furnishes and fittings, including windows and doors
